The bright open-concept living area features floor-to-ceiling lake views, a large sectional, wall-mounted TV with streaming, and direct walkout to the back deck. Smart lock and keypad entry mean you can arrive on your own schedule — your unique door code will be sent before arrival. Included for your comfort: -Bedding and towels -Fully equipped kitchen — pots, pans, Keurig coffee maker, air fryer, microwave, cookware, basic spices and oil. Just bring your food and personal items -Central air conditioning with Nest thermostat -Starlink high-speed WiFi — fast and reliable, perfect for remote work or streaming -Washer and dryer -Paved driveway with parking for 4 The Flex Room A versatile bonus space featuring a Murphy bed, Murphy desk, and workout equipment — ideal for a remote worker, extra guest, or quiet retreat from the group. Outside — Front Yard & Hot Tub The fully fenced front yard features a private hot tub, outdoor dining set, BBQ, and play structure for the kids. A trampoline is also on site — children only please, with adult supervision at all times. Hot tub chemicals are stocked on site for your use. Propane for the BBQ is supplied — please remember to turn off the tank valve after every use to avoid excess propane costs. On the Water Step off the back deck down to your impressive private dock — a 20x16 ft entertainer's dream. Relax in the partially covered lounge area with Adirondack chairs featuring pull-out footstools, or soak up the sun on the open section. As evening rolls in, gather around the propane fire table right on the dock and watch the sky turn every shade of orange and pink — the sunsets here are truly something special. ***Propane for the dock fire table is not supplied. Guests must bring their own standard propane tank. Exchanges are available within 10 minutes at Canadian Tire, Make Space Storage, Esso, or the Walmart propane vending machine.*** Stairs with railing lead directly into the lake from the dock — safe and easy for all ages. The shoreline features a hard sandy bottom with a gentle slope, perfect for kids and casual swimmers. Mississippi Lake is renowned for excellent fishing — cast a line right from the dock or bring your own boat and explore the lake. Included watercraft: 2 sit-on-top kayaks 2 stand-up paddleboards **The pontoon boat and any other watercraft visible on the property are not included in the rental and are not available for rent or use.** Boating & Launches Bring your own boat! Please be mindful of water usage — all water from toilets, showers, dishes, and appliances goes to one tank. Excessive usage may result in an additional pump-out fee. House Rules -Maximum occupancy: 4 adults, 3 children -No smoking of any kind indoors -No parties or events -Quiet hours: 11:00 PM to 8:00 AM -Well-behaved dogs welcome with an additional pet fee — must be leashed on the lakeside of the property or kept secure in the fenced yard at all times -Trampoline: children only, adult supervision required, one person at a time, no flips -Kayaks & paddleboards: use at your own risk, life jackets are provided and must be worn on the water -Dock: no diving, no running -Hot tub: not recommended for children under 5, pregnant women, or those with heart conditions. Shower before use. Maximum 20 minutes per session -Please turn off the BBQ propane valve after every use -The pontoon boat and all other watercraft on the property are private — not available for guest use under any circumstances -Please return all watercraft to shore and store safely after use -Garbage pickup is every Monday including holidays — bring bins to the road by Monday morning, otherwise leave in the outdoor bin shed -Please be mindful of the Nest thermostat and set to reasonable temperatures
